The raise one-pager that won't get you sued

Rung 4 of 10 · Constraints + negative instructions

1 · Learn the move · Constraints + negative instructions

A capital-raise one-pager is marketing for a securities offering, and the words you choose are what a regulator or a burned LP's attorney reads back to you later. "Will return 18%" is a guarantee; "targets 18%" is a projection. One of those can end the firm. The technique is to load the prompt with hard constraints and explicit negative instructions so AI writes the marketing while the securities guardrails hold. You never let it draft the actual legal disclaimer. That's a slot for your securities counsel.

Write a one-pager to raise capital for this deal.
[PASTE thesis + terms + projected returns]

2 · Your turn. You write the prompt

You're raising equity for a $6M value-add multifamily deal and need a one-pager to send prospective investors. You paste your thesis, the ask, the structure, and the projected returns your own model produced. It has to sell the deal without a single word that reads as a guarantee or an unregistered offer.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
