Explain the month's variances without inventing a cause

Rung 8 of 10 · Fact-check list

1 · Learn the move · Fact-check list

The variance narrative on the monthly operating report is where property managers get themselves in trouble. A line missed budget, and the temptation is to write a tidy story. AI will happily invent that story: 'higher utilities due to seasonal demand' when nothing in the data says so. A fact-check list stops it. Each material miss gets actual vs budget vs the variance with the math shown, and a cause ONLY if the cause is sitting in the data you pasted. The one-time repair line, the vacancy on the rent roll. The line the model can't explain gets flagged 'cause UNKNOWN. Investigate,' not decorated. Insist the sample include one honest unexplained line; that's the proof it isn't fabricating.

Write the variance narrative for this month's operating statement. Explain why each line was over or under budget.
[PASTE ACTUALS + BUDGET + RENT ROLL]

2 · Your turn. You write the prompt

Close is done and the MOR goes to the asset manager Friday. You paste the month's actuals against budget plus the rent roll. Repairs blew past budget (a one-time HVAC compressor line is right there in the data); revenue missed (a unit shows vacant on the roll); and one expense line is over budget with nothing in the data explaining it.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
