The LP quarterly update that survives scrutiny

Rung 8 of 10 · Fact-check list

1 · Learn the move · Fact-check list

An LP update is read by people who can sue you if it misleads them, so every line has to trace to a fact you actually hold. The skill is running AI on a fact-check list: every figure traced to the pasted actuals or marked UNKNOWN, a variance stated only where BOTH the actual and the plan number are pasted, and no return figure computed by the AI. An IRR-to-date or equity multiple appears only if you pasted it yourself. The lethal defect is a distribution or a return stated as 'expected'. That reframes a report as a forecast, and a forecast to investors is regulated speech. State what was paid, report what happened, and leave the projections out.

Write my Q2 LP update from these numbers.

2 · Your turn. You write the prompt

You run a 3-property multifamily fund and owe LPs their Q2 update. You have the quarter's actuals, occupancy, NOI, distributions paid, a refinance that closed. But your operating plan didn't paste cleanly, so you're missing this quarter's planned occupancy figure and you don't want the update to invent it or gloss over the gap.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
