Industrial flyers sell photos and square footage; the deal lives in clear height, dock counts, power, and truck court depth, and flyers omit those constantly. A comparison matrix with three honest values (fit, no-fit, UNKNOWN) stops AI from doing what a rushed broker does: reading 'modern distribution facility' and assuming 32' clear. The UNKNOWN cells become your call sheet, and a building 4 feet short is a no-fit, not 'close enough.'
