Deal quick-screen: is this worth an hour?

Most deals die in the first five minutes — you just don't want to spend the five minutes. The skill is a 60-second go/no-go: hand AI your buy-box and the listing's headline numbers, make it check each criterion, restate your buy-box back so you can see it screened against YOUR thresholds and not some market norm it assumed, and name the single reason to pass. You still decide; it just stops you from underwriting junk.

You are an acquisitions analyst. Here's my buy-box and a deal. Tell me if it's worth a closer look.

2 · Your turn — you write the prompt

A broker just emailed you a 24-unit multifamily at a 5.4% cap, $2.9M, 1980s vintage, in a submarket you don't usually buy. Your buy-box: value-add multifamily, 6%+ going-in cap, post-2000 or heavy-value-add, in three target zips. Write a prompt that screens it in 60 seconds.

Remember: the AI sees only your prompt — not this page. If the situation isn't in your prompt, it doesn't exist.

Optional — these shape the output when you run your prompt below, not your score.
