A Broker Opinion of Value wins listings — and misdelivered, it violates state appraisal law. The skill is the ban list: never the words 'appraised value', never a single point value, never a cap rate your comps don't support, and never silence about what it is. The BOV opens by naming itself an opinion for the broker's review, values in a RANGE with a comp citation holding up each end, and says what it must not be used for: lending, litigation, or tax work that requires a licensed appraisal.
