An SNDA has three moving parts that sound alike and do opposite things. Subordination puts the lease behind the lender's mortgage. Non-disturbance is the tenant's protection. The promise the lease survives a foreclosure. Attornment is the tenant agreeing to treat the buyer-at-foreclosure as its new landlord. The cognitive-verifier pattern, make the AI show its work and state confidence. Fits this exactly: restate each prong in plain terms, quote the operative clause beside the restatement, name which party the prong protects, and flag UNKNOWN wherever the document is silent. Then the critique pass re-checks every restatement against its quoted clause and downgrades any that overreach. The legal EFFECT, does non-disturbance actually survive foreclosure here. Is a plain-language read flagged for counsel, never a conclusion the model reaches on its own.

But §3 carves out: the successor is 'not bound by any prepaid rent more than one month in advance' and the document says nothing about whether the tenant's $180,000 improvement allowance or its renewal option survives.
