The owner is asking a money question: keep the sitting tenant at a renewal rate with modest touch-up, or let them go and eat downtime, a new-deal TI, leasing commissions, and free rent to backfill? AI will happily 'help' by guessing a vacancy period, a market rent, and a TI number. And now the owner is deciding on fiction. Your job is to build the FRAMEWORK, not the forecast. Give it the landlord seat and hard-wire the bans: every cost the owner hasn't handed you is a [YOUR NUMBER] slot, never an estimate; the net-effective comparison gets SET UP and tagged [verify], never computed silently; and the closing line reminds the owner it's their call.
