Read the loan covenants into a compliance checklist

Rung 8 of 10 · Fact-check list

1 · Learn the move · Fact-check list

A servicer's job isn't to argue what a covenant means. It's to know which test comes due, when, and where the number lives. Paste the covenant sections and have the AI build the monitoring checklist: every covenant quoted with its section cited, a plain 'what breaches this' line drawn only from that quote, and the test date tagged for calendar verification. The one rule that saves you: it never interprets whether a covenant was tripped or invents a threshold that isn't in the text, a 1.20x DSCR only appears if the agreement says 1.20x, and anything the excerpt doesn't cover comes back UNKNOWN, not filled in.

Summarize the covenants in this loan agreement so I can track them.

2 · Your turn. You write the prompt

You're onboarding a new loan to servicing and need the ongoing compliance checklist before the first reporting period. The credit agreement runs 80 pages; you paste the covenant, reporting, and recourse-carveout sections. You need every test the borrower must clear, quoted and dated. Not a paraphrase that might soften a threshold.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
